The Implication of one common #deficiency comment: please provide building classification.


If we are asked to provide building classification, it means that there are serious #Code issues on the #design, such as #construction type, fire separation, fire resistance rating, #sprinkler system etc. The plans examiner doesn't want say that we have no clue of the design, but kindly remind us to rethink about it. Finding help from a true Building Code Consultant is the most efficient way to resolve the issues.

The rationale for increasing the fire protection level for the exposing walls of detached #garages and #accessory buildings relative to their proximity to the property line is the same as described for other #buildings. However, a lower level of fire protection is permitted for these garages, depending on their proximity to a single dwelling unit on the same #property. This is rationalized on the basis of cost, as well as experience.

Such structures are also generally very small, and their incidence of fires in relation to other building fires is low. There is insufficient risk, therefore, to spatially separate a #house from its garage or #carport.

There are always several #solutions for one #code issue. All solutions are related to #cost. Some of them might be expensive. The #AHJ doesn’t want to be liable for our cost, thus, the plans examiner would not provide us solutions by training. The best way to resolve the issue is to have a true building code consultant, who can bridge the gap between the plans examiner and the #designer.
