Why is hard to convert single family house to commercial use?
Because:
1. The classification of the building is changed. Single family house is under 9.10.15. Fire resistance rating might not be required; Window size were big,;combustible construction was permitted on the exterior side walls. When it is changed to commercial use, such as office, restaurant, the classification is under 9.10.14. Non combustible construction and fire resistance rating are usually required. Window size is very limited.
2. Live load on the floor is changed. For single family house the live load is 1.9Kpa, but for other uses, it is up to 4.8Kpa. Reinforcement of the building structure is usually required.
