 Garage or Accessory Building Serving Only One Dwelling Unit


The rationale for increasing the fire protection level for the exposing walls of detached #garages and #accessory buildings relative to their proximity to the property line is the same as described for other #buildings. However, a lower level of fire protection is permitted for these garages, depending on their proximity to a single dwelling unit on the same #property. This is rationalized on the basis of cost, as well as experience.

Such structures are also generally very small, and their incidence of fires in relation to other building fires is low. There is insufficient risk, therefore, to spatially separate a #house from its garage or #carport.

There are always several #solutions for one #code issue. All solutions are related to #cost. Some of them might be expensive. The #AHJ doesn’t want to be liable for our cost, thus, the plans examiner would not provide us solutions by training. The best way to resolve the issue is to have a true building code consultant, who can bridge the gap between the plans examiner and the #designer.

Approved design might not be the cost-effective #design.


It is great to have a #permit application approved by the #plans examiner. However, an approved design might not be the cost-effective design. Plans examiners don't care about how much #money we are spending. It is acceptable to them as long as the design meets the minimum requirements of the #Code.

The fact is that huge cost savings can be found in more than 80% of designs in Code compliance.

The background of education and experience of a Building Official.

A building official is required to have one of the following education and experience:
 
• Journeyman #Carpenter, #Plumber, #Electrician, Sheet Metal #Worker or #Bricklayer Certification plus at least 5 years of relevant experience in the building construction industry after receiving that journeyman certification.
• A completed 2 year technology diploma in a related field plus at least 5 years of relevant experience in the building construction industry post-diploma. 
• A degree in Engineering or Architecture plus at least 5 years of relevant experience in the #building construction industry.
